28 Lyall is an $80+ million residential and mixed use development in South Perth. Its residents’ amenities include a heated lap pool surrounded by landscaped gardens within a fully equipped outdoor entertaining area. 

With a goal for high quality finishes and 5-Star Green rating, and the pool representing one of the largest costs in the operations budget, Sirona engaged Oceanis to provide speciality aquatics consultancy services. 

Oceanis worked with the architect, developer, and design team to optimise the facility’s pool design and the approach to construction procurement to deliver an optimum balance of quality amenity, operational and energy efficiency, and minimised operational costs.

Oceanis’ aquatics consultancy services have allowed the client to consider “value-for-money” options through evaluating quality, longevity, operational input / costs, as well as energy and water usage.

The process has also provided the owner with input to clearly judge the value of contractor bids.  Through a requirement for contractors to address longevity and the operations costs of the pool, the process allowed a valuable assessment beyond that only of lowest bids.

The resultant pool design and construct contract is high quality in terms of functionality and appearance, but uses a combination of standard heating and water treatment technologies, all of which allow ease of maintenance by local operations staff and which are highly energy efficient to minimise maintenance and recurring costs for the operator and owners.
